Selling a tenanted property
Should I wait until the end of my tenant's lease to put my property up for sale?
No. Trackstone is a platform that allows you to sell your property while keeping your tenant in place. This allows you to continue to receive rents until the day of the sale.
Can my tenant object to the sale?
No. For residential property you have no notice to give: the tenant stays in place and the lease continues with the new owner. For commercial premises, the tenant has a legal right of first refusal; we handle the notification and the deadlines.
How do viewings work?
Trackstone organises them directly with your tenant. They are grouped to disturb the tenant as little as possible and you do not need to attend.
Which documents do I need to provide?
The lease, the latest rent receipts, the surveys, the property tax notice and the breakdown of charges. You upload them to your seller area and our team puts the sale file together.
How does Trackstone provide the price of a property?
Trackstone has developed an algorithm that uses multiple sources of data to value sellers' properties:
– by the characteristics of the property, its condition and its location. Trackstone uses several sources of private and public data to establish an initial valuation
– with a financial analysis based on market data, rent, lease and price per square meter
How long does a sale take?
It depends on the property, its price and the local market. First offers usually arrive a few weeks after publication, then the notary process follows its usual pace between the sale agreement and the deed.

How much does it cost to sell my property on Trackstone?
Sellers pay a commission of 6% incl. VAT on residential (minimum €10,000) or 10% excl. VAT for commercial premises (minimum €20,000 excl. VAT), included in the listed price and payable upon signing the authentic deed. This commission makes it possible to pay for all the services offered by Trackstone as well as the certification, analysis, marketing of listings and management of the transaction.
Why do fees differ between residential and commercial premises?
Selling commercial premises involves different work: reviewing the commercial lease, analysing the tenant and the rental value, specific tax rules and a narrower pool of investors than in residential. That level of support explains the difference in rate.
Why are commercial fees shown excluding VAT?
Because that is the standard in commercial real estate: most sellers and buyers of commercial premises recover VAT. 10% excl. VAT corresponds to 12% incl. VAT with 20% VAT.
What if my property does not sell?
You pay nothing. The valuation, the sale file and the listing are free; fees are only due when the authentic deed is signed.
How does Trackstone make money?
Buyer: Trackstone does not charge anything to the buyer which allows for better profitability and better rental yield.
Seller: Trackstone fees are 6% incl. VAT on residential (minimum €10,000) or 10% excl. VAT for commercial premises (minimum €20,000 excl. VAT), charged to the seller on the day of the deed of sale.

– Data Guarantee: We verify all the financial data of the property to ensure that the figures displayed are correct.
– Certification of the property: Trackstone ensures the condition of the property by performing a complete visual inspection of the property as well as verifying all necessary documents.
Is buying really free for the buyer?
Yes. Trackstone is paid by the seller through a commission included in the listed price. You pay no platform fees.
How do I make an offer?
Online, from the property page. The seller accepts, declines or makes a counter-offer, and our team supports you through to the sale agreement and then the signing.
How do I manage my property next?
Trackstone leaves the choice up to you. You have the option of managing your assets on your own which can save you money, but may take time. If you are looking for another option , Trackstone has developed a network of rental management professionals throughout France.

The majority of the owners of the properties sold on Trackstone are private owners, which allows Trackstone to be a real platform between sellers and buyers. Trackstone can in certain cases sell properties that it has purchased, and that have been renovated.
