Trackstone is a real estate marketplace specializing in rental investment in already-tenanted properties. A licensed French real estate agent (CPI-certified), Trackstone curates occupied properties from private and professional sellers across France.
Every listing features certified financial data drawn from active leases: net rental yield, IRR (internal rate of return), cash flow and mortgage simulation. Buyers receive rental income from day one with zero vacancy, and can make informed investment decisions without site visits.
The entire process is fully digital, from purchase offer to notarial signing. No commission is charged to the buyer: the 4.5% agency fee (incl. VAT) is borne entirely by the seller. A nationwide network of local property management partners supports investors end to end.
You receive rental income immediately, with no vacancy or tenant search. The yield is known in advance thanks to real lease data. Banks finance more readily because existing rental income secures the loan application.
Yes, an occupied property sold with a tenant in place typically benefits from a 5 to 15% discount compared to an equivalent vacant property. This discount improves the investment yield from the moment of purchase.
Gross yield is calculated by dividing annual rent by the purchase price. Net yield deducts charges, property tax and management fees. On Trackstone, every property displays net yield, IRR and cash flow calculated from real lease data.
Yes. Banks favor occupied properties because existing rental income is factored into the debt ratio calculation. A current lease with a solid payment history significantly strengthens the financing application.
The same as any property purchase: notary fees (7-8% for existing properties). On Trackstone, no commission is charged to the buyer. The seller covers the 4.5% agency fee (incl. VAT).
You should review the current lease, rent receipts (payment history), co-ownership charges, technical assessments (EPC, asbestos, lead) and property tax. These documents validate the actual yield of the property.
