Sell an income building

Sell your building, as a block and without viewings.

One listing, dozens of investors ready to take over the whole asset. You keep collecting rent until the day of the sale.

Parisian Haussmann-style cut-stone building
Large Parisian building lined with trees
Parisian building with carriage entrance and balconies

A building is sold as a block, to investors who model the asset.

Where a generalist agency looks for a buyer-occupant, Trackstone presents your asset to acquirers who think in aggregate income and economies of scale.

Target investors who think in aggregate yield

Wealth SCIs, family offices, rental operators: buyers experienced in valuing entire buildings, not individuals looking for a home.

You own the whole building

No condominium association, no collective rules. The sale is simple: a single notarial deed covers all units.

No forced viewings

The building is presented to investors via a data room. It replaces serial viewings and protects your tenants.

You stay in control of the sale

You approve every offer and counter-offer. No decision is made without your consent.

6% commission, already included in the price

The fee is 6% (minimum €10,000), included in the listed sale price (FAI). You advance no agency fees.

From asset qualification to handing over the keys.

A four-step process, guided by a specialist advisor for investment buildings.

  1. 01

    Asset qualification

Total surface area, number of units, aggregate rent, property tax: an advisor analyses your building and establishes the sale price range.

Indicative price range estimate, no commitment.
  2. 02

    Data room assembly

Leases, last twelve months of rent receipts, energy audit, diagnostics: we put together the file for demanding investors.

Your advisor guides you on each required document.
  3. 03

    Targeted matchmaking

The building is presented to a selection of qualified investors: wealth SCIs, family offices, rental operators.

Confidential distribution - your tenants are not disturbed.
  4. 04

    Offers and sale

Preliminary contract, notary, key handover: you receive rent until the end and transfer a documented asset.

Commission included in the sale price, settled at signing.
Active leases

Your tenants stay. So does your rental income.

A block sale automatically transfers all leases to the buyer. No steps required for your tenants, no income loss for you.

ALUR, furnished, or commercial leases: all transferred by operation of law to the buyer.

You receive rent until the signing date of the notarial deed.

For residential buildings sold as a single property, the energy audit is mandatory depending on the DPE class: F and G since 1 April 2023, E since 1 January 2025, D from 1 January 2034. It is given at the first viewing, then attached to the preliminary contract, or to the deed of sale where there is no preliminary contract.

Your advisor will direct you to an approved auditor to obtain this document.

Rue d'une ville type parisienne

An investor marketplace, not a traditional agency.

Our buyers model the building: net yield, economies of scale, aggregate rental flows. They are not looking for a home - they are looking for an asset.

Targeted distribution, not public listing

Your building is presented to a qualified audience. No public listing that would alert your tenants or your circle.

Everything managed online

Data room, offers, negotiations: everything is handled from your seller dashboard, without travel or agency appointments.

Market price, not a fire sale

The price range estimate is based on aggregate rental income capitalisation and comparable block sales in your city.

You stay in control

You accept or decline every offer. No decision is imposed on you. You also set the sale timeline.

No forced viewings

Investors assess the building via the data room. Your tenants are not approached during the sale process.

Commission included in the sale price

The 6% is included in the listed price (FAI) and paid at signing. You advance no agency fees and only pay if the sale goes through.
